Home Buying Process

 

Becoming a home owner in a Robben Development community is an organized step-by-step process. One of our most popular features is the ability for you to make certain style and interior finish selections.

Step 1 - Model and Homesite Selection
Choose the model and homesite that you want as your next home. Keep in mind, depending on the stage of construction the timing of when you can move in may vary. The sales associate will be able to help you determine exact timing.

Step 2 - Purchase Deposit
Set up a time and date to meet with our on-site sales associate to go through the purchase agreement paperwork. At this time an earnest deposit made to the Seller. This deposit is non-refundable (except as outlined in our purchase agreement). Closing date (when you own the home and can move in) will be 12 weeks from the time selections have been made. Go Sell the Lawnmower and Yard Tools! We do have some homes available for immediate move-in. Check with sales associate.

Step 3 - Interior Selections
Included in the price of the home is a one-time consultation with an Interior Designer. She will contact you to for an appointment when you will make all finish selections (paint, flooring, countertops, cabinets, etc.). If there is a contingency in place, 100% of all items above base price will be due. If it is non-contingent, no additional monies will be due. Orders will not be placed until all contingencies are removed. Once selections are made and the home is turned over to the production department, no further changes will be allowed.

Step 4 - Post-Finish Selections
Once you have made your interior selections, you are free to retain the services of the Interior Designer to assist you in your selection of wallpaper, fabrics, curtains, furniture and/or other interior decorating. Neither this service nor the materials are included in the price of the home.

Step 5 – Final Closing of the Purchase
One week prior to closing, you will be part of a New Home Orientation. At this time, you will be familiarized with the workings of a brand new home. Also, any items needing attention will be noted. The day of closing, you will meet a Production representative to sign off that the list of items was completed. Closing will take place at the title company.

Step 6 – Move In and Live the Dream
The Home Owner’s Association will be in contact and help you get acclimated to your services-provided lifestyle.
